New real estate trend lets homebuyers try a house before buying

A new trend in real estate is buzzing on the blogosphere – "try it before you buy it." Zillow tweeted about the latest perk some agents are offering savvy buyers.

Douglas Nohe moved to Chicago in search for the perfect condo. In turn, he got much more.

"We mentioned, gosh it would be great if we could spend the night in this in which at the time the real estate agent just jumped and said absolutely you can do that," Nohe explains.

Nohe's must-have list was a long one and the perfect property meant being within walking distance of his wife's new job.

"One of the things we wanted to do was to be close, in walking distance from where we live to where she works," Nohe says. "The other was dogs. We have dogs and the building needed to take the dogs and we were really looking for outdoor space."

The Chicago import ultimately moved here to a two-bedroom penthouse in River North, just blocks away from Magnificent Mile, overlooking the city.

But the option to try it first was an enticing one says realtor Sheila Dantzler.

"It is becoming a more common trend," Dantzler tells FOX 32. "It's not that often that people actually do it. My experience has seen that in the luxury market listing brokers will offer their places for the night or the weekend."

The pros? Sellers who offer this perk can bet the buyer is a serious one.

The cons?

"A con for the seller of course is liability," says Dantzler. "Things can get stolen, there could be a fire, there could be an accident, any number of things could happen."

And there are cons for the potential buyer as well.

"A con could be that they experience things that they wouldn't necessarily experience until they move in the property, like noise level, the neighbors next door are really loud or water pressure," she adds.

Realtor Sheila Danzler says it has to be the right fit but creativity wins the customer. She's seen sellers negotiate furniture, cars and living expenses.
