Lewisburg in midst of housing boom

Lewisburg, located in central DeSoto County in northern Mississippi, has seen a record number of homes built so far this year.

This has builders speculating that 2013 could be a banner year for home sales in the town, especially with the spring market just around the corner.

The Villages of Hawks Crossing, right next to Lewisburg High School, has taken off with nearly 20 homes built in the last three months.
"We just really feel like another reason our sales are increasing is Lewisburg was recently ranked No. 1 in the state for the highest test scores at the high school," said builder Jody Dunning, who knows what's driving the housing boom. "The school system at Lewisburg is tops in the state."
The homes have been built so close to the high, middle, and elementary schools that you can practically throw a rock and hit the schools from the houses.

In the last few months, during the slow time of the home sales year, Dunning has sold three houses, and has two more pre-sold.

He's excited about the traffic that spring will bring,

"I feel like when spring gets here and summer gets here, there will be more people out looking on the weekends that will want to get their kids settled into the school district," he said,

One more reason Lewisburg is such an attractive place to buy right now is in the county. Lewisburg is not a city, it's a community, so you only pay county taxes on your home. There are no city taxes.

Dunning said the school district isn't the only reason the $230,000 to $300,000 homes in this subdivision are selling well.

"This entire subdivision is an Energy Star subdivision, which is EPA regulated," he said. "The houses, their utility costs are basically half price versus the traditional built houses, and that's a driving force on the houses, the quality of construction and the energy savings from Energy Star."

Like many home growth spurts in DeSoto County that have happened in the past, Dunning said part of the boom in Lewisburg has come from across the Tennessee state line.
"Well with the things going on in the Memphis City and Shelby County school system we are just seeing and hearing more people that are interested in moving to DeSoto County, and in particular to the Lewisburg area," he said.
